These properties are about 12 miles north of the Escalante Valley School in Beryl Junction, about 15 miles northeast of Modena, and 35 miles northwest of Cedar City. There are mountain views in virtually every direction.

These lots are less than a mile west of the North Beryl Highway, and there is a platted road (N 700 W) on their east side. The old Union Pacific line is nearby. You can leave access as it is, or you can improve it by re-grading it.

There are no available utilities, and by themselves this group of lots is not large enough for a residential building permit. However you can camp or RV there for 16 days at a time while holding them for investment. They are zoned A-20, so as long as you get a permit you can have a structure that you can use for storage.
