• Lot 50 is restricted primarily to single-family residential use. Commercial use is not permitted.
• New homes generally must contain at least 1,600 square feet of heated living space with a minimum 1,200-square-foot heated footprint. The Architectural Review Committee may approve an exception based on lot size or hardship.
• All buildings, driveways, exterior improvements, clearing, grading, utility installations, and alterations require prior Architectural Review Committee approval.
• Buildings must generally be set back at least 20 feet from a road right-of-way, 10 feet from interior property lines, and 10 feet from the rear property line, subject to utility requirements and final ARC approval.
• Construction must generally be completed within 12 months after commencement unless the ARC grants a written extension.
• The primary lot cannot be subdivided to create an additional homesite. Boundary changes or combining lots require written HOA approval and compliance with applicable county regulations.
• Temporary structures, tents, and trailers may not be maintained on the property as permanent living quarters.
• Self-contained recreational vehicles may generally be used for no more than 10 consecutive days and no more than 90 total days during a calendar year. Improvements intended to accommodate an RV require ARC approval.
