20 Surveyed Acres Draped Across a West Texas Hill

Florida Top Land • Unit 6 • Parcel 5 • Culberson County, Texas

20 Acres • Professionally Surveyed • Monumented Corners • Dramatic Elevation • Remote West Texas

Florida Top Land is a very similar subdivision to Southwest Sunsites, and our Florida Top Land properties are in areas that are adjacent to Southwest Sunsites.

Parcel 5 isn't just another featureless square of flat desert.

Parcel 5 stretches across the side of Cowper Hill. This gives you elevated hillside, dramatic views and gentler lower ground—all within the same 20-acre property.

Elevation ranges from approximately 4,089 feet to 4,333 feet —about 244 feet of elevation change across the property.

Multiple mountain ranges and prominent desert hills surround the general area. Your great views will likely include the Apache Mountains, Baldy Peak, Baylor Mountains, Beach Mountains, Eagle Mountains, Guadalupe Mountains, Sawtooth Mountain, Sierra Vieja Mountains, Woulfter Mountain, and Wylie Mountains.

If you're looking for remote acreage with privacy, scenery and genuine character, take a close look at this one.

THE TERRAIN MAKES THIS PROPERTY DIFFERENT

A lot of inexpensive West Texas acreage is relatively flat.

This property isn't.

The western portion of Parcel 5 climbs onto the side of a substantial hill or ridge. From there, the property descends eastward toward noticeably gentler desert terrain.

That gives you approximately 244 feet of vertical relief within a 20-acre tract.

Explore the lower ground.

Hike the hillside.

Find your favorite overlook.

Watch the sun and shadows move across the surrounding desert and mountains.

The combination of higher and lower ground gives this property considerably more variety than either a uniformly steep mountain parcel or 20 acres of completely flat desert.

A TRUE WEST TEXAS SETTING

Parcel 5 lies in the wide-open Trans-Pecos country of Culberson County , in the rural region between Van Horn and Kent. This is truly a have your cake and eat it too situation. This is a secluded off grid area, yet Van Horn is just a short drive away.

This is mountain-and-desert country with enormous skies, very little development and miles of open landscape.

This is the kind of property that should appeal to someone looking for:

• A scenic homestead in a secluded area

• Recreational acreage

• An off-grid getaway

• Camping and stargazing

• Hiking and exploring

• Photography

• A long-term land investment

PROFESSIONALLY SURVEYED — MONUMENTED CORNERS

The recorded metes-and-bounds description establishes:

20.0004 Acres

871,218 Square Feet

Approximate dimensions of:

1,269 feet × 686 feet

The survey identifies 5/8-inch rebar monuments with surveyor's caps at the property corners.

GETTING THERE — PART OF THE WEST TEXAS EXPERIENCE

This is genuine rural West Texas land.

There are no paved subdivision streets leading to the property and no street signs pointing you toward Parcel 5.

Instead, the surrounding countryside contains a network of old trails and two-tracks . Some generally follow section lines, while others appear to have developed over the years wherever terrain and convenience dictated.

There are several possible approaches to the property .

Because we are not located in Texas , we have not personally driven the various routes to Parcel 5. We therefore do not provide turn-by-turn driving directions or represent that one particular trail is the preferred route.

Instead, we provide the property's approximate corner coordinates and a link to Google Maps so you can study the country yourself.

For someone accustomed to exploring rural West Texas, this type of travel should be familiar.

If you're unfamiliar with remote desert acreage, expect to spend some time exploring.

That's part of the experience.

We invite you to visit this property any time that's convenient for you.

STUDY THE PROPERTY BEFORE YOU GO

We strongly recommend exploring the area virtually before making a trip.

Open the property in Google Earth or Google Maps Satellite View .

Zoom in and out.

Follow the visible trails.

Look at the terrain.

Identify more than one possible approach.

Google Earth is particularly useful because you can tilt the view into 3-D and get a much better understanding of the hills, draws and surrounding terrain before you ever leave home.

Once you're in the area, use your GPS and your advance research to explore the available routes and decide which approach works best for you.

COME PREPARED FOR RURAL WEST TEXAS

Trail conditions can change.

Some routes may be readily apparent. Others may be lightly traveled or overgrown in places.

Old trails near the property may have seen little recent traffic. In some places vegetation may need to be cleared or an old track may simply become more apparent again after vehicles begin using it.

Weather, erosion and recent traffic can also change conditions.

For rural West Texas travel, we recommend a pickup truck or SUV equipped with good-quality heavy-duty tires—preferably 8-ply or better.

Bring:

• Plenty of drinking water

• A full tank of fuel

• A good spare tire

• A good quality GPS navigation device

• Fully charged cell phone

ROAD & UTILITY EASEMENT

The original Florida Top Land warranty deed expressly references an easement for utilities and access, and states that a copy of the easement was provided to the original purchaser when the deed was delivered. The professional survey also identifies an existing 60-foot-wide road and utility easement at the property. We do not possess the separate easement document. However, Florida Top Land subdivided large areas while providing access to all of their properties, and Southwest Sunsites has public access easements as well.

Every prospective buyer should investigate physical access and determine access to their own satisfaction before purchasing.

We encourage you to visit the area, explore the possible approaches and decide for yourself which route you prefer and whether the property's access is suitable for you.

DARK SKIES & WIDE-OPEN COUNTRY

One thing West Texas has in abundance is sky.

There are no city lights next door.

This sparsely developed country offers the open horizons and dark rural nights that attract stargazers, photographers, campers and people who simply want some distance from city life.

Imagine climbing to the higher portion of your own 20 acres as the sun goes down and watching the West Texas night sky take over.

THIS PROPERTY IS FOR SOMEONE WHO WANTS LAND WITH CHARACTER

If your ideal property is 20 perfectly flat acres beside a paved road, this probably isn't the property for you.

There are plenty of those parcels available.

Parcel 5 is different.

It rises and falls.

It stretches across a hillside.

It contains both rugged elevated terrain and gentler lower ground.

It gives you approximately 244 feet of elevation change and different perspectives within a single 20-acre property.

It is remote.

It invites exploration.

And it looks like West Texas.
